The HUD 1 settlement statement reflects the details of the real estate transaction. If there is a charge I am required to disclose it on the HUD 1. The HUD1 is the buyer’s and seller’s receipt. I am so conditioned to see all the fees lenders charge on the sheet. It’s funny when I settle a deal for Ron and the charges are not on the sheet. Ron encourages buyers to bring his Good Faith Estimate to settlement, so they can compare it to the HUD1. I am consistently amazed at the accuracy of Ron’s Good Faith Estimate and that makes my job easy. I never like being the one to explain “NEW” lender charges or rate changes that may appear the day of settlement with other lenders. If it is not on Ron’s Good Faith Estimate it is not on the HUD 1. I like happy settlements.
